Assistant Building Maintenance Manager

We are currently recruiting for an Assistant Building Maintenance Manager to join our team to support in the day-to-day management and co-ordination of a building maintenance contract. This is a full time, permanent position with the successful candidate being based in the University of Limerick.

PRINCIPAL ACCOUNTABILITIES

  • Be able to organise, prioritise and allocate work in a systematic fashion under the direction of the Building Maintenance Manager
  • Manage the sourcing and delivery of material required to support the contract, including seeking quotations in compliance with Government and University procurement guidelines
  • Assist in the sourcing and management of other specialist contractors (i.e. glazing installers, carpet layers, painters etc.) as the need arises and ensure said contractor and their operatives are operating in compliance with the Buildings & Estates Safety Management System, on behalf of the Buildings and Estates Department
  • Act as PSDP / PSCS Health & Safety Co-Ordinator in accordance with the Safety, Health and Welfare at Work (Construction) Regulations 2013, with the ability to demonstrate previous experience of the undertaking of building maintenance works
  • Undertake and assist in the compilation of written Risk Assessments and Method Statements (RAMs) and the implementation of appropriate Risk Management and Control Procedures for all building maintenance and minor works carried out on or in at University of Limerick buildings
  • Be capable of chairing and recording in writing, weekly Health & Safety Tool Box Talks with site personnel
  • Attend contract weekly, monthly and QBR review meetings and issue minutes of same
  • Carry out periodic Health and Safety audits
  • Prepare and issue to the University of Limerick fortnightly written reports on Works Completed along with the Proposed Works Schedule for the next fortnightly works period
  • Fulfil other duties as requested by the Buildings & Estates Department

SKILLS AND KNOWLEDGE REQUIRED 

  • QQI Level 6 Advanced Certificate (or equivalent) in Carpentry
  • Minimum of 5 years’ experience supervising building maintenance works of a similar scope
  • IT literate and familiar with smart phone technology
  • Excellent communication skills to effectively interact with all key stakeholders
  • Proven dependability and adaptability in adapting to changing demands
  • Strong leadership and people management skills to motivate and guide the team effectively
  • Motivated self-starter, who can work both independently and as part of a team
  • Excellent building construction and maintenance knowledge
  • Proven customer-centric and proactive mindset in promptly addressing issues
  • Knowledge of Health & Safety regulations
