Full refurbishment of an existing four-story office building. The project comprised of complete demolition and strip out of the existing four floors, full construction fit-out including mechanical and electrical works.

Sensori FM were appointed as the Project PSCS to carry out full refurbishment works, over a 16 week turnaround programme.
The building consisted of four floors over a basement car park, with one tenant in situ Fighting Blindness Ireland who continued to operate as normal and where we kept disruption to a minimum. The PC handover deadline was critical as the Department of Justice and Equality were due to relocate from St. Stephen’s Green to the newly refurbished space.

Project Delivery Scope of Work:

  • Electrical Scope
  • Demolition of existing four floors, strip out including asbestos survey and removal of same.
  • Full construction fit-out including flooring, partitions, suspended ceilings, new floor finishes, Doc M W.C. and shower facilities, new roof finishes and associated decorating.
  • M&E fit out completed including all fire preventative measures-
    • Full boiler house and new heating system
    • MWS, CWS, HWS
    • Air Conditioning
    • Ventilation
    • General Services and Power installation
    • Emergency lighting
    • Access Control, CCTV, Intruder Alarms
    • Data network structure cabling and comms room
